Sherwood Park Manor

herwood Park Manor is a multi-phase long-term care redevelopment project located in Brockville, Ontario, involving the construction of a new four-storey wing to an existing operating care facility. The project was undertaken to replace outdated beds, meet current Ministry of Long-Term Care standards, and expand capacity while maintaining uninterrupted operation of the existing residence. 

The scope included construction of approximately 7,250 m² of new building area to accommodate 96 new long-term care beds, a commercial kitchen, new central plant facilities, site servicing, and associated landscaping. The redevelopment forms part of a provincially approved modernization program intended to upgrade all beds to current Class A standards. 

The project required strict adherence to Ministry of Long-Term Care requirements, accelerated approvals, and an aggressive schedule to meet funding deadlines and approval-to-construct milestones. 

The work was started under a Construction Management contract (CCDC 5B) and converted to a Stipulated Price contract, requiring early contractor involvement, progressive cost estimating, and phased tendering of trade packages. 

The project consisted of the following major components: 

  • Construction of a new four-storey long-term care facility and administration
  • 96 resident beds with barrier-free design
  • Commercial kitchen and food service facilities
  • New mechanical / electrical plant and life-safety systems
  • Site services, parking, and landscaping
  • Integration with an occupied healthcare facility
  • Compliance with Ministry of Long-Term Care design standards
  • Phased coordination with existing operations

Construction included full structural, architectural, mechanical, electrical, and life-safety systems, along with coordination of owner-supplied equipment and commissioning of healthcare systems. 

The project required extensive planning to maintain safety for residents, staff, and visitors, including controlled access, infection-control procedures, noise mitigation, and staged construction sequencing.
